Dubai’s primary business sector, Dubailand, occupies around 280 m2 in the middle of the city. Originally intended to serve as the city’s entertainment hub, this area now encompasses a vibrant mix of recreational amenities and sizable residential areas.
Located off of Sheikh Mohammed Bin Zayed Road, the area is home to more than 50 attractions and development projects. The largest residential developments in Dubailand are Arabian Ranches, Golf City, and Falcon City of Wonders. For families, the area has many community options such as The Villas, Al Barari, Remraam, and Mudon.
Although Dubailand does not have its own beach, residents are still close to the nearby Jumeirah Beach. The area has tons of outdoor gym equipment, playgrounds, and walking tracks. It is a destination for families looking for fun activities. Visitors can enjoy theme parks and attractions throughout the district. The Dubai Outlet Mall and IMG Worlds of Adventure are two excellent options for families who want to spend time together.
The prices for residential properties in Dubailand can vary widely, with studios costing as little as AED 322k. One-bedroom apartments, meanwhile, can cost from AED 280k to AED 862k, depending on the size. For more space and a more modern aesthetic, there are also luxury homes and villas in the area. While a typical four-bedroom townhouse in Dubailand costs between AED 160k and AED 1.6M, a three-bedroom apartment will cost at least one million dollars.
Golf enthusiasts will have a lot of fun in Dubailand, thanks to the growing interest in the sport. The Living Legends nine-hole course will soon be ready to serve residents of Dubailand. Additionally, residents can practice their swing at The Els Golf Club in Dubai Sports City, designed by golf star Ernie Els. In addition to the golf course, the golf club also features a driving range and Butch Harmon’s School of Golf, as well as retail and fine-dining facilities.
There are also standalone restaurants, such as Green Hills Restaurant and Pudumadam Restaurant in Skycourts Towers. And if you love fine dining, you can also find many options in Remal Mall, located in the Majan district. There are plenty of fine restaurants as well as a large selection of fast food chains.
Residents living in villas will have a variety of amenities. People here have an easy access to grocery stores, supermarkets, and even the local mosques. The Villa community is home to a group of residents called “The Villa Dubailand”, which is an official group of Dubailand homeowners. In addition, the new Cityland Mall will be a nature-themed shopping centre, featuring a Vox Cinema, Carrefour hypermarket, and more.
